What do you need to do?

RTDRS handles disputes up to $50,000. For amounts above or eviction matters, apply to Provincial Court (Civil Division). 14-day notice is required for non-payment; landlord must wait until day 3 of overdue rent to serve. See: https://www.alberta.ca/information-for-landlords

Security Deposit

Security deposit capped at one month's rent (RTA s. 34). Must be held in trust and returned within 10 days of tenancy end (or 30 days if disputes).

Rent Increases

No rent control in Alberta. Landlord may increase rent annually with 3 months written notice.

Grounds for Eviction

  • Non-payment of rent
  • Material breach of tenancy agreement
  • Significant damage to premises
  • Endangering safety of other occupants
  • Substantial interference with enjoyment
