What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant failed to appear at the hearing and had not made any payments since the application was filed. The Tenant has not paid rent since April 2025 and did not respond to the Landlord's attempts to establish a repayment plan.
The ruling
The tenancy is terminated effective September 2, 2025. The Tenant is ordered to pay $2,555.90 for rent arrears up to the hearing date and the filing fee. If the Tenant does not pay $2,862.40 by August 31, 2025, or $3,397.68 by September 2, 2025, the eviction may be enforced by the Sheriff starting September 3, 2025. Daily compensation of $17.60 is also required until the Tenant vacates.
