The ruling

The tenancy shall continue on the condition that the Tenant pays the lawful monthly rent in full on or before the 1st of each month from August 2022 to July 2023. If the Tenant fails to comply, the Landlord may apply to terminate the tenancy and evict the Tenant. The Tenant shall pay the Landlord $201 for the cost of filing the application.
