What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant requested an adjournment to combine this case with a pending maintenance application regarding mould in the unit, which she claimed made the apartment unlivable. The Tenant also cited severe health issues during pregnancy as a reason for her inability to pay.

The ruling

The tenancy is terminated effective September 20, 2025. The Tenant is ordered to pay $7,122.49 to the Landlord for rent arrears and the application fee, after deducting the rent deposit and interest. The Tenant may void the order by paying a total of $10,969.10 on or before September 20, 2025. Daily compensation of $59.81 applies for each day the Tenant remains in the unit starting August 28, 2025.
