What happened
Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord requires possession of the rental unit for the purpose of residential occupation. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.
The ruling
The tenancy between the Landlord and the Tenant is terminated as of February 1, 2020 when the Landlord regained possession of the rental unit. The Tenant shall pay the Landlord $849.43 which represents the cost to repair or replace damages caused to the rental unit, and $175.00 for the costs of filing the application. If the Tenant does not pay the full amount owing by August 6, 2021, the Tenant will start to owe interest at 3.00% annually on the balance outstanding.
