What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The Tenants owe the Landlord $2,009.29, which represents arrears owing up to September 30, 2020 and the Landlord's cost of filing the application. The Tenants shall pay the Landlord according to a specified payment schedule, and shall also pay the monthly rent on time. If the Tenants fail to make any of the payments, the full balance owing becomes due and payable immediately and the Tenant will start to owe interest.
