What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Tenant initially claimed she was a guarantor, not the Tenant, but the evidence showed she was the Tenant. The Landlord served a valid N4 notice and the Tenant did not void it by paying the arrears.
The ruling
The tenancy is terminated unless the Tenant pays $6,543.63 by November 12, 2022 to void the order. If the Tenant does not pay, the tenancy is terminated and the Tenant must pay $4,008.75 to the Landlord plus daily compensation of $39.72 from October 25, 2022 until move-out.
