What happened

The Landlord applied for termination of the tenancy and eviction based on rent arrears. The Tenants were served with a valid N4 notice but failed to pay the full arrears before the application filing. Despite making a payment of $7,000.00 since the application was filed, the Tenants remained in possession with significant arrears still outstanding. The Tenants did not attend the hearing to provide testimony or evidence.

The ruling

The tenancy is terminated unless the Tenants pay $5,549.36 by June 28, 2025, to void the order. If the Tenants do not void the order, they must move out by June 28, 2025, and pay the Landlord $2,013.42. This amount accounts for total arrears minus the $7,000.00 payment made and the last month's rent deposit. Daily compensation of $68.81 applies for each day the Tenants remain after June 11, 2025.
