What happened
The Landlord applied for termination of the tenancy and eviction based on rent arrears. The Tenants were served with a valid N4 notice but failed to pay the full arrears before the application filing. Despite making a payment of $7,000.00 since the application was filed, the Tenants remained in possession with significant arrears still outstanding. The ruling
The tenancy is terminated unless the Tenants pay $5,549.36 by June 28, 2025, to void the order. If the Tenants do not void the order, they must move out by June 28, 2025, and pay the Landlord $2,013.42. This amount accounts for total arrears minus the $7,000.00 payment made and the last month's rent deposit. Daily compensation of $68.81 applies for each day the Tenants remain after June 11, 2025.
