What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent.

The ruling

The tenancy is terminated effective June 6, 2021. The Tenant must vacate the unit by that date. The Tenant is ordered to pay the Landlord $8,060.87, which represents compensation for use of the unit from January 1, 2021 to May 26, 2021, less the rent deposit. The Tenant must also pay $69.74 per day for compensation for use of the unit from May 27, 2021 until the Tenant vacates, as well as $186 for the cost of filing the application. If the Tenant does not pay the full amount by June 6, 2021, the Tenant will owe interest at 2% annually on the outstanding balance.
