What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was not present at the hearing.

The ruling

The tenancy is terminated effective September 11, 2021. The tenant must pay the landlord $16,890.22 in rent arrears and compensation, plus $201 in application fees, by September 11, 2021. If the tenant does not pay the full amount by the deadline, the tenant will owe interest and the landlord can file the order with the Sheriff to enforce the eviction. The tenant can void the order and continue the tenancy by paying $17,051 by August 31, 2021 or $18,401 by September 11, 2021.
