What happened

The Landlord, a numbered company, applied to evict the Tenants for non-payment of rent. The Tenants, a couple with two children, attended the hearing and admitted the arrears, which totaled $16,150.00. The reason for non-payment was one Tenant losing their seasonal job. The Tenants requested a payment plan to preserve the tenancy for the sake of their children. The Landlord was concerned about the arrears and a negative Facebook post made by one of the Tenants, but the Tenant expressed remorse. The Board granted relief from eviction, establishing a payment plan for the Tenants to clear the arrears while continuing to pay their monthly rent.

The ruling

The Board granted the Tenants relief from eviction. Despite owing $16,336.00 in rent arrears and costs, the Tenants are allowed to preserve their tenancy by adhering to a strict payment plan. They must pay the arrears in installments starting July 15, 2025, and also pay their ongoing monthly rent in full and on time. If they default on any payment, the Landlord can apply for an ex-parte eviction order.
