What happened

Landlord applied to terminate the tenancy and evict the Tenant due to substantial interference with the reasonable enjoyment of the residential complex by the Tenant, another occupant, or a person permitted in the complex by the Tenant, as well as serious impairment of safety. The Landlord alleged issues with noise, smoke odor, and a dog defecating in the elevator.

The ruling

The tenancy is terminated effective September 30, 2023. The Tenant must vacate the rental unit by that date. The Tenant is ordered to pay the Landlord $186 for the cost of filing the application.
