What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Tenant paid all outstanding arrears prior to the hearing, so the tenancy will not be terminated based on the L1 application. However, the Tenant has persistently failed to pay rent on time, so the Landlord is granted relief from eviction subject to the Tenant paying rent on time for a two-year period.

The Tenant shall pay the rent on time for a two-year period, failing which the Landlord may apply to terminate the tenancy and evict the Tenant. The Tenant shall also pay the Landlord $201.00 for the cost of filing the application.
