What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The parties agreed to a consent order with a void date of August 15, 2023.

The ruling

The tenancy will be terminated unless the Tenant voids the order by paying $11,842.20 by February 29, 2024 or $13,417.80 by March 1, 2024. If the Tenant does not pay, they must vacate the unit by March 1, 2024 and will owe daily compensation of $51.80 until they move out. The Landlord may file the order with the Sheriff to enforce the eviction if the Tenant does not vacate by March 2, 2024.
