What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The Tenant shall pay the Landlord $2,978.40 as follows: a) $300.00 on the 20th day of each month for nine-month period starting June 20, 2021 to February 20, 2022; and b) $278.00 (balance of arrears) on or before March 20, 2022. The Tenant shall also pay the Landlord rent owing for the month of July 2020 to March 1, 2022, no later than the first day of the month. If the Tenant fails to make any one of the payments, the outstanding balance shall become immediately due and owing and the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
