What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to substantial interference with the Landlord's or another tenant's reasonable enjoyment of the residential complex, and/or their lawful rights, privileges and interests. The Landlord and Tenants had previously reached a mediated settlement, but the Landlord alleged the Tenants failed to comply with the terms.

The ruling

The tenancy is terminated effective April 15, 2021. The Tenants must move out of the rental unit on or before April 15, 2021. The Landlord is authorized to offset from the rent deposit and interest owed to the Tenants the compensation for use of the unit from April 16, 2021 to the date they move out, and the cost of filing the application.
