What happened
The Landlord applied for the termination of the tenancy and eviction of the Tenants due to persistent late payment of rent. The Landlord provided evidence showing that rent was paid late on nine occasions between December 2024 and November 2025. The Tenants failed to attend the hearing despite being properly served. The Landlord also noted that January 2026 rent remained unpaid at the time of the hearing.
The ruling
The tenancy is terminated effective February 1, 2026, due to persistent late payment of rent. The Tenants are ordered to vacate the unit by that date and pay the Landlord $186.00 for the filing fee. If they remain past February 1, 2026, they must pay daily compensation of $91.06. The Landlord may enforce the eviction with the Sheriff starting February 2, 2026.
