What happened

Landlord applied for an order to require the Tenant to pay rent arrears and compensation for damages caused by the Tenant's smoking in the rental unit. The Tenant vacated the unit on March 21, 2021, but did not pay rent for the period from January 1, 2021, to August 31, 2021. The Landlord also claimed compensation for the cost of cleaning and deodorizing the rental unit and the unit above due to the Tenant's smoking.

The ruling

The Tenant shall pay the Landlord $9,601 for rent arrears and application costs, and $13,656 for the cost of repairing damage caused by the Tenant's smoking. If the Tenant does not pay the full amount by April 30, 2024, they will owe interest at 7% annually on the outstanding balance.
