What happened

The Landlord applied for an order for the Former Tenant to pay for unpaid utility costs and for reasonable out-of-pocket expenses to repair or replace undue damage caused to the property. The Tenant had already vacated the unit when the application was processed. The Landlord alleged that the Tenant used the unit for dog breeding, resulting in severe damage to the carpeting from animal waste. Additionally, a large amount of garbage and personal property was left behind.

The ruling

The Former Tenant is ordered to pay the Landlord $2,218.68. This amount includes $933.53 for unpaid utilities, $3,499.15 for damages (carpet, smoke detectors, and partial garbage removal), and the $186.00 filing fee, minus the $2,400.00 rent deposit held by the Landlord.
