What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The ruling

The tenancy is terminated unless the Tenant pays $2,436 by 2023-01-31 or $3,086 by 2023-02-06 to void the order and continue the tenancy. If the Tenant does not make the required payment, they must vacate the unit by 2023-02-06 and pay the Landlord $2,149.29 plus daily compensation of $21.37 from 2023-01-18 until move-out.
