What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had not paid the full rent owed for the period from December 1, 2019 to November 30, 2020.

The ruling

The Tenant is ordered to pay $4,180.60 to the Landlord, which includes rent arrears up to January 31, 2021 and the Landlord's filing costs. The Tenant is to make regular monthly payments of $200 from February 2021 to October 2022, and a final payment of $180.60 on November 1, 2022. If the Tenant fails to make any of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
