What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The landlord sold the rental unit on November 20, 2020, prior to the hearing date.

The ruling

The Tenants are ordered to pay the Landlord $5,237.24, which includes rent arrears up to the date the Landlord sold the rental unit and the cost of filing the application. If the Tenants do not pay the full amount by January 15, 2021, they will start owing interest at 2% annually on the outstanding balance.
