What happened

The Landlord served valid N4 and N5 notices, but the Tenant did not void the notices. The Tenant was absent from the hearing.

The ruling

The tenancy is terminated unless the Tenant pays $20,536 by March 31, 2024 or $22,386 by April 1, 2024 to void the order. If the Tenant does not void the order, they must vacate by April 1, 2024 and pay the Landlord $13,343.93 plus daily compensation. The Landlord is also granted a conditional order to terminate the tenancy if the Tenant fails to remove belongings from the alley by April 1, 2024.
