What happened

The ruling

The Landlord's application to terminate the tenancy for personal use is denied. The N12 notice was found to be invalid because the landlord is a corporation, which is prohibited from issuing such a notice under subsection 48(5) of the Residential Tenancies Act. The tenancy shall continue.
