What happened
The Landlord applied for an order requiring the Tenant to pay rent arrears. The Tenant vacated the rental unit on short notice on August 31, 2025, after providing a text message notice on July 23, 2025. The Landlord argued that because the notice was not in accordance with the Act, the Tenant was liable for rent until the earliest lawful termination date of September 30, 2025.
The ruling
The Tenant is ordered to pay the Landlord $1,950.86 by October 13, 2025. This amount consists of rent arrears up to September 30, 2025, and the application fee, less the rent deposit and accrued interest. The decision accounts for the fact that the Tenant gave insufficient notice to terminate the tenancy, making them liable for September's rent despite moving out in August.
