What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant failed to pay the arrears after being served a valid N4 notice and did not attend the hearing. The LTB found that the rent arrears had grown substantially and the Tenant had not engaged in any repayment plan attempts.

The ruling

The tenancy is terminated effective August 2, 2025. The Tenant is ordered to pay $3,807.62 for rent arrears up to the hearing date and the application fee, after deducting the rent deposit and interest. The Tenant may void the eviction by paying $6,072.73 by July 31, 2025, or $7,553.44 by August 2, 2025. If the Tenant does not vacate, the Landlord may enforce the eviction through the Sheriff starting August 3, 2025.
