Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant causing undue damage to the rental unit and residential complex through multiple floods and a fire alarm incident.

The ruling

The tenancy is terminated effective August 15, 2021. The Tenant must vacate the rental unit by that date. The Tenant is ordered to pay the Landlord $7,200 for the repair costs and $186 for the application fee. If the Tenant does not pay the full amount by August 15, 2021, they will owe interest at 2% annually on the outstanding balance.
