What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and substantial interference with the reasonable enjoyment of the landlord or another tenant. The landlord alleged the tenant failed to pay water bills, causing the city to issue statements of account, and the tenant's refusal to pay the bill substantially interfered with the landlord's lawful rights.

The ruling

The tenancy is terminated effective March 31, 2021 unless the Tenant pays $7,193 by that date to void the eviction order. If the Tenant does not pay the full amount owing by March 12, 2021, they will owe interest. If the unit is not vacated by March 31, 2021, the Landlord may file the order with the Sheriff for enforcement. The Tenant must also pay the outstanding water bill by April 15, 2021 and consistently pay the water bill for one year to avoid further termination.
