What happened

Landlord applied for an order to terminate the tenancy and evict the Tenants because the Tenants entered into an agreement to terminate the tenancy.

The ruling

The tenancy is terminated, and the Tenants must move out by May 9, 2021. The Tenants must pay the Landlord $201 for the application fee. If the unit is not vacated by May 9, 2021, the Landlord can file the order with the Court Enforcement Office (Sheriff) for enforcement, but the eviction cannot be enforced due to Ontario Regulation 266/21 until the regulation is removed.
