What happened

Landlord applied to terminate the tenancy and evict Tenants due to non-payment of rent. Landlord also applied to terminate the tenancy and evict Tenants because the Landlord has entered an agreement of purchase and sale, and a purchaser in good faith requires possession of the rental unit for the purpose of residential occupation.

The ruling

The tenancy is terminated effective August 16, 2021. The Tenants must pay the Landlord $7,640.16, which includes rent arrears, compensation, and the application fee, less the rent deposit and interest. The Tenants must also pay $41.10 per day for compensation starting August 6, 2021 until they move out. If the Tenants pay $10,201.00 on or before August 16, 2021, the eviction order will be void and the tenancy will continue.
