What happened

Landlord applied to terminate the tenancy and evict the Tenants due to non-payment of rent and persistent late payment of rent. The Landlord served a valid N4 Notice, but the Tenants did not void the notice by paying the arrears.

The ruling

The tenancy is terminated effective August 21, 2020. The Tenants must pay the Landlord $11,940.04, which includes rent arrears up to August 10, 2020 and the application filing fee, less the rent deposit and interest owed on the deposit. The Tenants must also pay $41.80 per day in compensation for use of the unit starting August 11, 2020 until they vacate. If the full amount is not paid by August 21, 2020, the Landlord may file the order with the Sheriff for enforcement.
