What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Landlord served a valid Notice of Termination, and the Tenant was in possession of the rental unit on the application date. The Tenant disputed the total amount of rent arrears, but the Landlord's evidence showed the Tenant owed $22,800 in rent arrears as of the hearing date.

The ruling

The tenancy is terminated effective July 11, 2021. The Tenant must pay the Landlord $22,779.71 in rent arrears and compensation, plus $175 in application fees, by July 11, 2021. If the Tenant does not pay the full amount, they will owe interest starting July 12, 2021, and the Landlord can file the order for enforcement of the eviction.
