What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The tenancy is terminated effective April 5, 2021. The Tenants must pay the Landlord $549.71 in rent arrears and compensation, plus $27.19 per day starting February 5, 2021 until they vacate the unit. The Tenants must also pay the Landlord $186 for the application filing costs. If the Tenants do not pay the full amount by February 15, 2021, they will owe interest. The Tenants can void the eviction order by paying $1,509 by February 28, 2021 or $3,195 by April 5, 2021.
