What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The Landlord served a valid N4 Notice and the Tenants did not void the notice by paying the arrears.
The ruling
The tenancy is terminated as of December 31, 2023, the date the Tenants vacated the rental unit. The Tenants shall pay the Landlord $1,562.63, which includes rent arrears and the application filing fee, after deducting the rent deposit and interest. If the Tenants do not pay the full amount by September 30, 2024, they will owe interest at 7% annually on the outstanding balance.
