What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to the need to do major repairs or renovations to the rental unit, including removing and disposing of asbestos materials, replacing plumbing pipes and fixtures, updating the electrical system, and replacing the kitchen, bathroom, and finishes.
The ruling
The tenancy is terminated effective March 31, 2022. The Tenant must vacate the unit by that date and pay the Landlord $5,191.56 in compensation for use of the unit from June 1, 2021 to March 3, 2022, plus $18.81 per day from March 4, 2022 until the Tenant vacates. If the Tenant does not pay the full amount by March 31, 2022, interest will accrue at 2% annually on the outstanding balance.
