The ruling

The tenancy is terminated unless the Tenant pays $32,586 by January 31, 2024 or $35,536 by February 3, 2024 to void the order. If the Tenant does not void the order, they must vacate by February 3, 2024 and pay $31,090.85 plus daily compensation of $96.99 from January 16, 2024 until move-out.
