The ruling

The Landlord's application for eviction of the Tenant is denied on the condition that the Tenant pays the outstanding rent arrears and costs of $2,051.11 in six equal monthly installments, with the first payment due on March 1, 2021 and the final payment due on August 1, 2021. The Tenant must also pay the rent for the months of March 2021 to August 2021 in full and by the 1st of each month. If the Tenant fails to make any of the required payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant, and the balance owing shall become payable with interest.
