What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Landlord served a valid N8 notice alleging the Tenant had paid rent late 9 times between October 2021 and August 2022. The Landlord also claimed the Tenant had paid rent late 6 more times between September 2022 and May 2023.
The ruling
The tenancy is terminated effective July 18, 2023. The Tenant must vacate the unit by that date or the Landlord can file the order with the Sheriff to enforce the eviction. The Tenant owes the Landlord $9,390.22, which includes compensation for use of the unit, the application fee, less the rent deposit and interest. If the Tenant does not pay by July 25, 2023, they will owe interest at 6% annually on the outstanding balance.
