What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Landlord served a valid Notice of Termination, and the Tenant was in possession of the rental unit on the application date. The Tenant paid a portion of the arrears after the application was filed, but still owed a significant amount.
The ruling
The tenancy is terminated effective August 9, 2021. The Tenant must pay the Landlord $4,392.90, which includes rent arrears up to July 29, 2021 and the application filing cost, less the rent deposit and interest. The Tenant must also pay $23.42 per day for compensation for use of the unit starting July 30, 2021 until the Tenant moves out. If the Tenant does not pay the full amount by August 9, 2021, the Landlord may file the order for enforcement.
