What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenants due to their failure to pay rent. The Landlord served a valid Notice of Termination, and the Tenants had vacated the rental unit prior to the hearing date.

The ruling

The tenancy was terminated effective March 31, 2020, the date the Tenants vacated the rental unit. The Tenants are ordered to pay $1,487.96 to the Landlord, which includes rent arrears and compensation up to March 31, 2020, less the rent deposit and interest owed on the deposit. The Tenants must also pay $175.00 for the cost of filing the application. If the full amount is not paid by December 28, 2020, the Tenants will owe interest at 3% annually on the outstanding balance.
