What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent and persistent late payment of rent. The Tenant was in possession of the rental unit on the date the application was filed.

The ruling

The tenancy is terminated effective December 10, 2021. The Tenant must pay $3,709.20 to the Landlord by November 30, 2021 to void the eviction order and continue the tenancy. If the Tenant does not make this payment, the Landlord may file the order with the Court Enforcement Office for enforcement. Even if the Tenant pays the arrears, the tenancy will still terminate on December 10, 2021 based on the N8 notice for persistent late payment of rent.
