What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants because of rent arrears. Although the Tenants made some payments after the application was filed, they failed to pay the full arrears or communicate with the Landlord to establish a repayment plan. The Tenants did not attend the hearing.
The ruling
The tenancy is terminated effective November 3, 2025. The Tenants can void the eviction by paying $2,227.18 by October 31, 2025, or $3,807.40 by November 3, 2025. If the tenancy is terminated and the Tenants move out, the combination of their recent payments and the rent deposit actually results in a credit of $898.59 toward the Tenants, subject to daily compensation of $51.95 for each day they remain in the unit after the hearing.
