Landlord applied for an order requiring Former Tenant to pay for reasonable out-of-pocket costs to repair or replace undue damage to the rental unit and property, which was caused wilfully or negligently by the Former Tenant, another occupant, or someone the Former Tenant permitted in the residential complex.

The ruling

The Landlord proved the allegations on a balance of probabilities. The Former Tenant shall pay the Landlord $5,996.10, which includes $5,810.10 for reasonable costs to repair damage and $186 for the application filing fee. If the Former Tenant does not pay by the due date, they will owe interest at 7% annually on the outstanding balance.
