What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant had paid rent late 15 times in the past 23 months. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.

The ruling

The tenancy is terminated effective February 15, 2023. The Tenant must pay $9,296.31 for use of the unit from May 1, 2022, to January 10, 2023, plus $37.32 per day from January 11, 2023, until move-out. The Tenant must also pay $186.00 for the application filing cost. If not paid by February 15, 2023, interest will accrue at 5% annually.
