What happened

The Landlord applied to terminate the tenancy because the Tenant was persistently late in paying rent. Although the Tenant had paid the arrears by the time of the hearing, the Landlord sought a conditional order requiring the Tenant to pay rent on time for the next year to avoid eviction.

The ruling

The tenancy continues on the condition that the Tenant pays the lawful monthly rent in full and on time (on or before the 1st of each month) from June 1, 2025, through May 1, 2026. If the Tenant fails to meet this condition, the Landlord may apply to evict the Tenant without notice. The Tenant must also pay the $186.00 filing fee by May 25, 2025.
