What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to persistent late payment of rent. The Landlord served a valid N8 notice on March 18, 2022, alleging late rent payments from August 2021 to February 2022. The Tenant continued to pay rent late after the application was filed, from April 2022 to April 2023.
The ruling
The tenancy is terminated effective May 26, 2023. The Tenant must vacate the unit by that date. If the unit is not vacated, the Landlord may file the order with the Sheriff for enforcement. The Tenant must pay the Landlord $32.44 per day for use of the unit from April 20, 2023 until the move-out date, as well as the $186 application fee.
