What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Landlord also applied for an order to terminate the tenancy and evict the Tenant for paying the rent persistently late. The Landlord withdrew the application for persistent late payment and only proceeded with the application for failing to pay rent.

The ruling

The tenancy was terminated effective April 17, 2021, the date the Tenant vacated the rental unit. The Tenant is ordered to pay $2,809 to the Landlord, which represents the rent arrears and compensation up to April 17, 2021, less the rent deposit and interest owed on the deposit. The Tenant is also ordered to pay $201 for the cost of filing the application. If the Tenant does not pay the full amount by November 29, 2021, the Tenant will start to owe interest at 2% annually on the outstanding balance.
