Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice and the Tenant did not void the notice by paying the arrears.
The ruling
Unless the Tenant voids the order by paying $16,915 on or before June 23, 2024, the tenancy will be terminated. If the Tenant does not void the order, they must pay the Landlord $12,660.96, which includes rent arrears and the application fee, minus the rent deposit and interest. The Tenant must also pay daily compensation of $68.75 starting May 31, 2024 until they move out.
