What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and persistent late payment of rent. The Landlord served the Tenant with a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy is terminated unless the Tenant pays $15,086 by September 30, 2023 or $16,386 by October 1, 2023 to void the order. If the Tenant does not pay, the Tenant must move out by October 1, 2023 and pay the Landlord $12,484.61 plus daily compensation.
