What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to persistent late payment of rent. The Landlord served a valid N8 Notice of Eviction to the Tenant on November 20, 2020, indicating the Tenant was late paying rent 4 out of the previous 4 months. The Landlord also testified the Tenant was late 6 out of the 7 months from December 2020 to the hearing date.

The ruling

The Tenant shall pay the lawful rent to the Landlord in full and on time for the period September 1, 2021 through August 1, 2022. If the Tenant fails to make any payments during this period, the Landlord may apply to terminate the tenancy and evict the Tenant.
